If you get the bright idea of moving-out of your apartment, in the middle of the night, so you don't have to pay the  $2,100 you have in back rent, it's worth noting that the U-Haul trucks are the exact same height as the upstairs balconies. And you will get stuck.



You know, just because waking half the building isn't a good idea when the goal is to be inconspicuous.
But that is just my own personal opinion.

This is my second post on your blog, but is because I am flabbergasted by seeing this. Was the tenant really $2100 behind? How many months is that? Can you prove the tenant did the pictured damage? Any willing witnesses?
Here at my place: Rent is---
Due on the 1st--
Late on the 5th---
Delinquent on the 10th---
Tenant is history on the 11th---
Yes it says that in their lease, and yes I explained it and gave them a copy of it.
If they did not realize that, or don't want to comply? No Problem
GET OUT.
How could a tenant be $2100 in arrears? An apartment complex is a business, not a homeless shelter.

Anonymous- just because the lease says they have to move out, doesn't mean they move. Usually evictions have to go through the court system. In my state this means waiting on a court date, then if the tenant disputes it you get another court date, and then if you get judgment you have to schedule with thd sheriff. It can take at minimum 30-60 days to actually get someone evicted by the sheriff.

Anonymous, it depends on what area of the country you live in, what the rent is. I have shown lots of apts. and depending on where the person is from, they will tell me the rent is cheap or that it is high.

It also depends on the courts how fast you can evict. Some places are more tenant friendly, others more landlord friendly.

My units rent for $2000.00 a month. On the 5th with late fee they are @ $2060.00. So not so hard to be that far behind.

I'm in Southern California. Rent here is double most people's mortgage.
